Property Maintenance Code Compliance

Print

The Property Maintenance Code Compliance division of Neighborhood Development Services is composed of three staff members: two full-time inspectors and the Property Maintenance Code Official, who supervises the inspectors.  We are responsible for upholding and enforcing Charlottesville’s Code of Ordinancesnew window iconthat promotes clean, safe, and attractive neighborhoods.  These codes and ordinances have been adopted by the Charlottesville City Council.

Each inspector is assigned to specific neighborhoods in the city, and are responsible for investigating complaints as well as initiating investigations on violations observed during “neighborhood sweeps” in that area. Complaints are generally investigated within 24 hours, while emergencies that present a threat to the health and welfare of the community are handled immediately.

The following types of violations are investigated by our inspectors:

Tenant & Landlord Responsibilities (English)   (Spanish)   (Arabic)

TO REPORT A VIOLATION

To report a violation, call Neighborhood Development Services at (434) 970-3182 and provide the address or general location of the violation so that your call may be forwarded to the appropriate inspector for that area.

OR... CLICK HERE to report a violation via an online form which will be e-mailed to the Property Maintenance Division.

IF YOU WERE CITED

If you were cited for a violation and would like to speak with an inspector, please call Neighborhood Development Services at (434) 970-3182 and request to speak with the inspector who issued the notice. Our goal is to obtain voluntary compliance, and therefore most reasonable requests for extra time or for referrals for special assistance are granted, whenever possible.

WHY DOES IT TAKE SO LONG?

To be fair to all parties involved, the City is required to notify property owners of violations and provide adequate time for the violations to be abated.  It may take several weeks for the process to play out before the violation is actually corrected. During this time, the City is actively pursuing correction of the violation, and we appreciate your patience.
